These Terms of Service ("Terms") govern your access to and use of marmotproperties.com (the "Site") and the services offered by Marmot Properties LLC ("Marmot Properties"). By using the Site, you agree to these Terms.
Services
Marmot Properties provides general contracting, real estate brokerage, redevelopment, and related services in Nevada. We hold active Nevada State Contractors Board License B-2 #0090389 ($3M bid limit), Nevada Real Estate Division Broker License #B.0145130, and Property Management Permit #PM.168698. Any representation concerning services, pricing, or timeline is subject to a written contract signed by an authorized Marmot Properties representative.
Estimates and tools
The budget estimator, timeline generator, and investor calculators on this Site produce non-binding estimates for planning purposes only. Actual project costs, schedules, and investment outcomes depend on site conditions, permit requirements, market conditions, and contractual terms.
Intellectual property
All content on the Site — including text, graphics, logos, and software — is the property of Marmot Properties LLC or its licensors and is protected by U.S. and international copyright laws. You may not reproduce or distribute Site content without prior written consent.
User conduct
You agree not to (a) use the Site for unlawful purposes, (b) interfere with the Site's operation, (c) attempt unauthorized access, or (d) submit false information through our forms.
Disclaimers & limitation of liability
The Site is provided "as is" without warranties of any kind. To the maximum extent permitted by Nevada law, Marmot Properties disclaims all implied warranties and is not liable for indirect, incidental, or consequential damages arising from use of the Site.
Governing law
These Terms are governed by the laws of the State of Nevada. Any dispute arising from these Terms or the Site shall be resolved in the state or federal courts located in Washoe County, Nevada.
